EMPLOYING A PROPERTY MANAGER

How much will it cost for you to manage my property?

Every property is different and most landlords' requirements are different. Therefore the management fees vary based on individual requirements.

Our fees are based on:

  • The number and type of property management services you wish us to provide.
  • An assessment by us of the time and expertise required to provide you with those services.

Will I lose control of my property if I give it to you to manage?

You can have as little or as much involvement in the management of your property as you wish.

It's your choice. We will discuss your requirements with you and once agreed, we will focus on ensuring they are met.

How are rent collections handled?

Tenants are given two options in paying rent:

1. A direct debit for the rent to be taken from their bank account on the due date.

2. A pay card for them to pay their rent via:

  • B Pay
  • Phone Payment
  • Internet

All of these options make it quick and easy for tenants to pay rent, thus reducing the possibility of
arrears.

COMMERCIAL LEASING & MANAGEMENT SERVICES

As specialists in commercial property management, we at Raine & Horne provide our commercial clients with an individually tailored, carefully refined program for the successful marketing, leasing and ongoing management of their commercial investment property. With your permission, our commercial team can perform the following range of services on your behalf;

As part of our marketing plan, we will:

  • Arrange for digital photographs of the property to be taken.
  • Arrange for a "For Lease" sign to be displayed on the property if appropriate.
  • Liaise with the marketing department in order to devise a carefully tailored advertising message for the advertising mediums specified in the schedule.
  • Liaise with the marketing department and prepare a detailed colour brochure of the property, if appropriate.
  • Display details of your property on our own website.
  • Place details of your property on our list of available commercial property.
  • Contact appropriate parties on our database of prospective tenants to inform them of the property.

Searching For A Commercial Property

A list of commercial property currently available for lease can be collected from our offices, or from our website.
However, it is important to remember that commercial property is a more complex field than residential property. Making sense of commercial real estate terminology can be daunting for the inexperienced, so finding the property that best meets your specific business requirements is a task that is best left to a professional. For this reason, we always recommend that prospective commercial tenants consult directly with one of our commercial agents, rather than try and search for a property themselves.
